چکیده

In construction industry, the term ‘procurement’ is considered as a project based job where clients and contractors are always keen to observe performance indicators. These indicators represent financial and non-financial efficiency of project activities. Among these, the monitoring of financial indicators is an important function of project management. Therefore, during the construction phase, it is the prime responsibility of project managers to monitor cost and avoid any overruns to maintain the cost baseline. Cost monitoring is an ongoing process and its importance cannot be undermined during the project life cycle. It can be monitored by using traditional approach of direct reporting of actual cost against budget. However, the comparison of budget versus actual spending does not indicate the worth of the work which is completed at any given time. This approach does not portray the true cost performance of the project. Because of these limitations, this paper discusses the applications of Earned Value Analysis (EVA) for cost management of construction projects in Malaysia. Besides traditional approach, EVA is a three-dimensional technique that compares the budgeted value of work scheduled with the earned value of physical work completed and the actual cost of work completed. Therefore, cost management by EVA is an objective measure of actual work performed. This paper uses a case study, an example application of EVA as a cost monitoring tool. This case study reaffirms the benefits of using EVA for project cash flow analysis and forecasting. Keywords-cost monitoring; earned value analysis; construction cost management.

Self-Starting Control Chart and Post Signal Diagnostics for Monitoring Project Earned Value Management Indices

Earned value management (EVM) is a well-known approach in a project control system which uses some indices to track schedule and cost performance of a project. In this paper, a new statistical framework based on self-starting monitoring and change point estimation is proposed to monitor correlated EVM indices which are usually auto-correlated over time and non-normally distributed. Also, a new ...

A New Version of Earned Value Analysis for Mega Projects Under Interval-valued Fuzzy Environment

The earned value technique is a crucial and important technique in analysis and control the performance and progress of mega projects by integrating three elements of them, i.e., time, cost and scope. This paper proposes a new version of earned value analysis (EVA) to handle uncertainty in mega projects under interval-valued fuzzy (IVF)-environment. Considering that uncertainty is very common i...

Establishing Control Limits on Time Performance Indicators of Projects through Monte Carlo Simulation and Earned Duration Management

Earned Duration Management (EDM) method has been developed to enhance Earned Value Management and to solve some of its problems, such as separation of measuring time and cost dimensions. By providing performance indicators, this method makes it possible for managers to accurately measure the progress of a project and to calculate the time and cost required to complete it. Nevertheless, the acce...

Forecasting Final Schedule and Cost of Projects by Using Statistical and Mathematical Method

Earned value management (EVM) has prepared some methods to forecast final costs of projects. These methods were not developed since the start of formation and were gradually completed, of course with one exception that is its authenticity, they are still remained unchanged. At the present time EVM guide does not apply from schedule indices to forecast schedule for completion of project and ...
